All reservations made to stay at Granary Cottage will be confirmed by email. Until this occurs no booking has been made. A Deposit of 20% of the final bill should be received no later than 5 days following confirmation of your booking. Full payment for your stay should be received no later than 28 working days prior to your arrival.

Any damage or loss of keys must be paid for. On the rare occasion when damage occurs, by negligence or a deliberate action taken by a Guest of Granary Cottage which directly or indirectly causes loss to Granary Cottage, the Guest agrees to indemnify such losses and that this forms part of the agreement at the time of booking. Losses include lost income, specialist expenses and the sourcing of alternative accommodation as necessary.

Granary Cottage welcomes up to two well behaved doggies by prior arrangement for small charge of £20 per pooch to cover the additional cost of cleaning. Whilst we love animals we do ask that the doggies don’t venture upstairs or onto the sofas / chairs. Sorry, no cats allowed.

We have room to park one car on our driveway but please be mindful that we have a doggie and the gate must be kept closed at all times. There’s plenty of parking on the street outside our main house too.

Granary Cottage operates a non-smoking policy throughout the cottage. Guests are welcome to smoke in the garden, although cigarette stubs should not be discarded outside. In the event of a guest(s) breaching the aforementioned policy, Granary Cottage will levy a charge for additional cleaning to the Guests final bill and any damage caused as a result.

We reserve the right to decline any booking for any reason and will refund any monies paid.

Cancellation Policy

When a reservation is made, by telephone or by email and accepted, a contract then exists between the Guest and Granary Cottage. If for any reason the reservation is cancelled, in full or in part, a breach of contract exists. Granary Cottage reserves the right to cancel a booking on any grounds it feels are necessary and will honour no liability by doing so.

Cancellations giving 28 days notice will have deposits returned in full, with no deductions. For shorter periods of notice, Granary Cottage retains deposits of 20% to cover administration and any resulting loss of business.

Late Cancellations – where notice of cancellation is received within 14 working days of the first reservation date, the following conditions apply. Granary Cottage will make every effort to re-let the accommodation, and therefore reduce the likely losses for the Guest.

If at the end of the reservation period, despite the efforts made by Granary Cottage the cottage is not re-let, then Granary Cottage is entitled to claim damages which reflect the losses incurred as a result of the cancellation. This is the value of the reservation; less any re-let value achieved and deposits already paid.

Terms, Conditions, Contracts and Disputes are determined under English Law.

The latest check out time is 11am, unless an alternative time has been arranged with us – give us a call to discuss.

Given the times we live in and the fact that we’re living through a global pandemic we’d advise that and of out guests that come to stay with us consider insurance cover that includes a cancellation risk.

Anyone that comes to stay with us at Granary Cottage must pay for their stay in full and received within 28 days (4 weeks) of arrival date otherwise your reservation will be cancelled.

WIFI is available to any of our guests of Granary Cottage free of charge but we cannot guarantee that the internet speed will be what you’re used to  – we think its pretty good though.
